If I wanted to buy a home, what areas are nice and which are ghetto?
Id love the lake view but dont want a bum out side my door.

Amherst is nice, but costly. Also the williamsville area is near it and theres some nice things there

Tonowandas had some nice areas by the river.

I don't know your budget...also try a real estate agent

Delaware Park. My sister lives there. Fantastic 80-100 year old 3,000-5,000 sq foot homes. Great neighborhood. Pricey by Erie County standards but very classy.

In the city itself, I'd either go with the Delaware district (near the Art Museum and Delaware park) or South Buffalo off McKinley.

One of my good friends lives in the Delaware area and I go to school right at Canisius, so I'm pretty familiar with the area. Its right by Elmwood and a 5 minute drive from the heart of downtown. But your also right next to Delaware park, which is huge and beautiful all year round. If your a more urban guy, I'd look into that, if you can afford it. Houses down there can be very pricey.

As for South Buffalo, I'd look into houses on side streets between McKinley and Abbott between the 2 McKinley circles. If you've ever driven down there on McKinley you'd know what I'm talking about. This is where I grew up and its a very nice part of town. Very little crime and people are very nice down here. Its a VERY Irish section of town, so be warned. Its a 15-20 minute drive downtown on the 190 depending on traffic, but I'm only 15 minutes from the Ralph and OP. It's a pretty centralized location. I think it has a more surburban feel than the Delaware district, because its so seperated from downtown and so close to the suburbs.

Outside of the city, depending on your budget, I'd go with either Amherst/Williamsville or OP.

What town did JP just by his "Georgian Mansion" in? You'd need to add at least a zero to find something comparable in the NYC metro area. If my entire extended family weren't here I'd be so tempted to trade in my 2 bedroom attached townhouse for a house in or near Buffalo.

The property taxes will kill you. Down here prices are triple what they are in Buffalo but WNY's property taxes are near marxist. You see, here your monthly payment goes more towards principle rather than taxes. There, you are paying chunks in taxes. So in effect, like the good lil' Neal Deal Socialists of WNY, the government gets your equity. Gotta love that!

Iin my opinion, there's no place better than living in the City itself. I live in North Buffalo (Hertel/Starin) and love it. It's great for families, you can walk to everything you need (grocery store, butcher, barber, specialty food stores, antiques, shopping, and tons of bars and restaurants) and it is very safe.

If you want a little more excitement, I would head to Elmwood Village/Allentown. There's even more restaurants and arts-stuff there than North Buffalo.

(Not a knock on suburbanites. If that's what you prefer, more power to you.)

The Filmore area around ECMC is quite nice and reasonably priced. A real steal is an area near downtown called the Fruit Belt.

You'll love both places. Great areas for a family.

There was a documentary just made about Fillmore about how 80% of the houses in that area are vacant. There is a reason why the city had 580,000 people and now has 280,000.

My buddy lives near Oakland Pl. It is very nice, though I had my car broken into and my stereo stolen while I was at the Chiefs game last year.

I was just wondering how many people are aware of Buffalo Old Home Week, which is happening August 24-27th.

It's an effort to bring Buffalo expatriates back to Buffalo and show them all the ways Buffalo has become re-energized in the past few years.

Events include a Bison's game and Thursday in the Square on Thursday, a job-fair on Friday, a Bills Tailgate party at Pearl Street followed by the Browns game on Saturday (plus walking tours on the waterfront AND rides on the Edward Kotter Fireboat as well) and finished off with a brunch at the Casino on Hoyt Lake on Sunday.

billsman, there are a ton of nice areas in the city itself...

if you're looking to drop bank, then the delaware district (as mentioned)..is th way to go, particularly up around nottingham and amherst st. (near nichols)..

hertel is nice (south of the street)

elmwood area is great...all the side streets (lexington, highland, lafayette, ashland, norwood)

i also really like parkside...gorgeous streets

you can get something great for around $150K...something incredible for $250-300K...

the property taxes in the city are a lot lower (but rising) than the suburbs...based on the premise that they expec you to send your kids to private schools...

but then again...if your kids have the brains..city honors has been the top ranked school in Western NY for years now...
